3 BEDROOM CRAFTSMAN NEAR WAPATO LAKE

This home is graceful and filled with charm; columns, arches, built-ins, nooks, and great bones. It also has flow and function, lives large, and has several upgrades. The owners have relished in the spaciousness and beauty of their backyard and called it “the best backyard in Tacoma”. The two-car garage has a studio space with a half bath. Systems have been attended to; newer furnace, tankless water heater, updated electrical, all new plumbing and so much more!

FROM THE SELLERS

A little from the sellers about the location, and what they’ll miss about the neighborhood -

“We will miss the natural light that fills the rooms, and especially how you can see shadows of tree branches that seem to dance on the walls in the sunlight. Architectural features are a big deal to our family; one of us is an architectural designer. Features like cove ceilings, 1920s door knobs, gorgeous picture-rail, and the dining room chandelier are hard-to-find and so enjoyable. This house is very spacious and has given each of our creative family members space to explore hobbies and learn new things. We have discovered that there are countless spaces in the house that can be flexible if you find yourself homeschooling kiddos or virtual-schooling during this season. The combination of large rooms and a circular floor plan on the ground-floor make for great entertaining space, and we have loved having friends over for intimate gatherings or for large parties that often spill out into the park-like backyard. We will miss hanging out on rainy days in the studio attached to the garage. It has provided flexible space as a kid play-space, potting area, home office, or art studio. We will miss kind neighbors who are friendly and helpful to each other.”

“The greenspace is our favorite thing about this property, and that’s saying a lot because the house is stellar in its own right! We’ve heard from neighbors that years ago, early in this house’s history, Tacoma Park’s master gardener was the owner of this house. We’ve never verified it, but it makes sense when you see the variety of mature plants and trees on the property. The lot is much larger than most in Tacoma. There is an abundance of mature trees and perennial flowering plants. Some of our favorite trees are the weeping silver birch with the rope swing in it, the maple near the woodsy area of the yard, the epic evergreen to the side of the house (perfect for enjoying the shade), the camellias outside of the ground-floor bedroom, the MANY rhododendrons in the front and side yards which offer a stunning view of blossoms each year from the living room windows, and the two trees incorporated into the treehouse. There are currant bushes, thornless blackberries, hydrangeas, rose campion, lavender, hollyhocks, daylilies, irises, mountain bluets, lemon verbena, daisies, hens and chicks, and many more well-established perennials. There are two raised vegetable beds which have organic soil in them; one of the beds has blueberry bushes and chives that will continue to grow each year, plus room for lots more veggies. The covered patio has been the perfect place for year-round outdoor entertaining, and the patio further out in the yard has been wonderful for fire pits with friends! The lawn is spacious and great for picnics, badminton, etc. Our family has enjoyed creating a space where kids could dig and play in the mud kitchen and treehouse area. Get ready to own the best backyard in Tacoma!”

Wapato Park is a few blocks away and is a lovely place to walk around the lake, go hiking on trails, play on the playground, or enjoy the dog park. Our house has easy access to I-5 so it is in a great location if you need to commute or if you want to get to favorite places around the city. We like that we can quickly get to Marlene’s Market, Whole Foods, or 6th Avenue shops from our house. The farmers market downtown on Broadway is wonderful, and so is Wild Hare Organic Farm in Tacoma. We frequent the library (Moore Branch) just down the road. One of our favorite places that may not appeal to everyone, but we LOVE…the 38th Street Goodwill. It is our favorite local place for shopping for vintage home goods and is just five minutes away.”

“We really enjoy food that the Lincoln District has to offer. We LOVE the taco truck on 38th Street just west of Tacoma Avenue - best carnitas taco or burrito in Tacoma! Vien Dong has wonderful Pho, and Peanut Sauce Thai has delicious curries and pad thai.”
